The Miami Township Board of Trustees met in Special Session on Monday, July 16, 2001 at 7:00 PM. The purpose of the meeting was to hold a Public Hearing on Zoning Case # 467-McBride Dale Clarion, Agent for Lowe's Home Improvement. Chairperson Edwin H. Humphrey called the meeting to order. The Pledge of Allegiance was given. Miami Township Clerk, Eric C. Ferry called the role. Attending were Edwin H. Humphrey, Joseph W. Uecker and Mary Makley Wolff.
Chairperson Humphrey opened the Public Hearing on Case #467. Mr. Ferry read the legal notice announcing this meeting. Mr. Ferry read the Clermont County Planning Commission report recommending approval of the zone change from T & I-A to B-2. Mr. Ferry read the Miami Township Zoning Commission report recommending denial of the zone change request. Ann McBride of McBride Dale Clarion, representing Lowe's Home Improvements, presented the applicant's request. Ms. McBride presented the reasons the property owner is requesting a zone change. Mr. Jake Sieber, one of the owner's of the property stated the new model mobile homes are larger and will not fit on the lots as the park is currently configured. He stated the property would not continue as a mobile home park. He stated they currently have a user for the property, Lowe's Home Improvements that will provide monetary assistance to the current homeowners for re-location. Chairperson Humphrey asked about the traffic problems that would be created with the dual left turn system from westbound Bypass 28 to Romar Drive as reviewed in a July 5th letter from Carl Hartman, Clermont County Engineer. Mr. Jack Gehrum reviewed the newest proposed location of the left turn system and discussed the changes that will need to be made to meet ODOT'S approval. Chris Linke, a civil engineer with the project explained the storm water storage proposed. Chairperson Humphrey called on adjoining property owners to speak. Mr. Ferry advised there were no communications received regarding this case. Chairperson Humphrey called on any person in attendance for comment. Ruth Baker of 53 Juan Drive, residents of Romar Villa Mobile Home Park, stated she was not against the Lowe's development, however, at the age of 79, she didn't look forward to having to buy another place to live. She asked the if the Trustees could re-consider the changes requested by two other mobile home parks in the Township, changes that would allow her to move her older mobile home into their parks. Mia Kolhe of 73 Esteban stated she could not give up her home for a thousand dollars, where will she live? Mable Blust of 55 Juan Drive stated she has nowhere to go and no funds to move. Judy Maushart of 63 Juan Drive discussed the increased large truck traffic that a Lowe's center will bring. Mr. Ocie L. Wilson of 5812 Deerfield Rd stated the proposed Lowe's development will abut the Ebenezer Church property and wanted to know if Lowe's will put a fence between the properties. Ms. McBride stated a fence would be installed if the project is approved.
Mr. Uecker made a motion to close the public portion of the hearing. Mrs. Wolff seconded the motion. Upon roll call, all voted "AYE." Mr. Uecker made a motion to hold a Special Meeting on August 2, 2001 at 6:30 PM to finalize case# 467 and any other business that may come before the Board. Mrs. Wolff seconded the motion. Upon roll call, all voted "AYE."
With no other business to come before the Board, Chairperson Humphrey adjourned the meeting at 8:15PM.
